Q6a: What are the arrangements for heating and hot water?
A: Dance Square has a communal heating and hot water system, with the Freeholder as the heat supplier. The Managing Agent is responsible for maintaining the system up to, but not including, the heat interchange unit (HIU) in each flat. Individual flat’s HIU, underfloor circuits, valves and room thermostats are the responsibility of each leaseholder. The Freeholder has contracted with Clever Energy to recover the energy costs of the communal system by setting an appropriate standing charge and unit price and invoicing individual leaseholders based on their metered consumption. The meter in each flat is read by Clever Energy remotely, and bills are issued monthly by post (contact Clever Energy to request bills by email).

Unit price: 26.49p/kWh Standing charge: 37.56p/day
Actual monthly charges will obviously vary depending on the amount of hot water used, hours and temperature of heating, and size of flat.
The Managing Agent has contracted with Watkins to maintain the communal system. Individual leaseholders can use any contractor to service and maintain the HIU and other components in their flat. Notwithstanding this, the Managing Agent does arrange for Watkins to be on site a few days each year to offer leaseholders a chargeable annual service of the HIU only – bookings via the Concierge. Annual servicing of the HIU is recommended to maintain efficiency.
